On today show we are talking about the situation in the Persian Gulf. I’m here to tell you that the straight of Hormuz is going to be a weaponized flash point for years to come. Even if the Trump administration negotiates a deal with Iranian regime, there are too many third parties who would benefit from weaponizing transit through the channel. There are reports of independent parties already demanding ransom from ships for up to $10M dollars for safe passage. For only a few thousand dollars a rogue actor can convince the world that the straight is not a safe place for shipping. Headlines are not going to bring peace to the Middle East. A simple agreement between Washington and Tehran will not bring peace to the region. This is a real estate show not an AI show. I realize we have been talking about AI a fair bit over the past year. It is because changes in capabilities are so monumental that quite frankly it would be irresponsible not to share. What we are learning on a daily basis through the adoption of new tools and techniques. Every time you ask a chat window to perform a task it has to figure out how to perform that task from scratch each and every time. Not only is that wasteful of resources, chances are high that it will not follow the exact same process each and every time. This is where it becomes important to introduce a new concept called skills. Skills are a repeatable set of instructions that you want performed the same way each and every time. Now the idea of skills may sound foreign or even scary. The fact is, skills are now part of the AI toolkit. Skills take you from 5% effective with AI to over 50% effective. There are so many skills that have been developed that there is no need to reinvent the wheel. There are libraries of skills on the internet that you can copy and adapt. There is no need to reinvent. In fact I would suggest that if you are new to using skills, you should start with already proven skills files that you can copy, read, understand, and use. From there you can modify them to suit your work process and then take a step further to create a skills file from scratch. But don’t start typing a skills file from a blank page. Describe what you want to accomplish and ask AI to create the first draft of the skills file for you. Wall Street Is Winning

On today’s show we are taking a look at the stock market. We don’t really know what the future will hold and whether the market will go up or down. But we can observe trends and see what those trends are telling us. So far the runup in the stock market is narrowly concentrated in a few companies. There is no secret and no surprise that companies are reducing headcount with the advent of AI. I’m here to say that the benefits of AI are going to permeate through corporate income statements on a much broader basis. The real opportunity is for companies to leverage AI in creating new business models and to drive growth. That will come in the future. For now, the vast majority of companies are simply looking to leverage AI to create efficiency without necessarily redesigning their business entirely. The net result is that companies are going to be cost cutting their way to increased profitability over the next year. Today we’re talking about a significant shift taking place in artificial intelligence during the first half of 2026. For the last three years, most of the attention has been focused on foundation models. Which company has the most powerful language model? Which model scores highest on the benchmark? Which one can write code, pass exams, summarize documents, or generate images? That phase is not over. The models are still improving. But the easy gains appear to be behind us. The bigger story is no longer simply about training a larger model. The bigger story is integration. In other words, AI is moving from the lab into the workflow. That sounds simple, but it has enormous implications. The Small Project Trap

I’ll learn the ropes, and then I’ll scale up." The fundamental flaw of the small project lies in the math of overhead. Every single real estate project, regardless of size, requires a baseline level of administrative and operational infrastructure. To operate a real estate business professionally, you need a wide breadth of highly specialized skills. You need expertise in construction management, property management, marketing, legal compliance, financial reporting, and tenant relations. On a large-scale project, the asset generates enough revenue to afford top-tier, professional talent. You can hire a professional property management firm with a dedicated on-site team. You can hire a dedicated leasing agent. You can afford a sophisticated maintenance crew. But a small project simply does not generate enough income to afford that breadth of skills. Solving The Colorado River Crisis

The Wall Street Journal ran a major piece today warning that the Colorado River system is on the brink of disaster. The article points to a system under extreme stress: a river serving roughly 40 million people, more than five million acres of farmland, and hydroelectric power for millions. It also notes that Lakes Mead and Powell, the two largest reservoirs in the basin, have fallen dramatically from their peak volumes. Now, there is no question that the Colorado River is in crisis. But the framing matters. When the public hears “40 million people,” the mental image is subdivisions, swimming pools, lawns, golf courses, and new housing developments. That framing conveniently feeds the anti-development narrative. It suggests that growth itself is the problem. If we are serious about solving the problem, we need to look where the water actually goes. And most of it goes to agriculture. Colorado State’s agricultural water conservation work notes that farms using flood irrigation are often only about 50 percent efficient, while sprinkler and drip systems can reach 80 to 90 percent efficiency. Toronto Has Hit Botton

Institutional capital has stepped in at a time when retail investors have largely disappeared from the market. A newly announced $1.3 billion acquisition fund backed in part by the Ontario government’s Building Ontario Fund plans to purchase large inventories of newly completed but vacant condominium units across the Greater Toronto Area. The strategy is straightforward. Buy unsold condo inventory from stressed developers and convert those units into long-term rental housing. This is not a small pilot project. This is a large-scale institutional intervention into one of North America’s most overheated residential real estate markets. Today we’re looking at a situation in northern Utah that has echoes of something very familiar to us in Colorado Springs. O’Leary Ventures is backing a massive hyperscale data center initiative in Box Elder County, Utah. The Stratos project area has been approved at the state level through MIDA, the Military Installation Development Authority, and the county commission has approved the interlocal agreement and consent resolution required for the project area to move forward. But now residents are organizing a referendum. They want to gather signatures, force the question onto a ballot, and potentially overturn the county commission’s action. So the question is simple. The Myth of Affordable Housing

Today we’re talking about affordable housing, and more specifically, whether the most viable path to creating new affordable housing might not be new construction at all. There is a very common statement in the housing conversation, and it sounds something like this: We need more affordable housing, the implication being that therefore we need to build more affordable housing. That sounds logical on the surface. But when you examine the economics, the statement begins to fall apart. New construction today is expensive. Land is expensive. Labor is expensive. Materials are expensive. Insurance is expensive. Financing is expensive. Development charges, impact fees, utility connection fees, permitting delays, and code requirements all add cost before a single resident ever moves in. When you add all of that together, the finished product has to command a certain rent just to be financially viable. That rent is often far above what most people would consider affordable. This is the central contradiction in affordable housing policy.
